How to find a good real estate deal!

The first step is finding the property to start making money in real estate investing according to ‘as seen on TV’ investing expert, Maria Gudelis.
The decision of where you might look for property should be based on where property is selling and what kind of property is selling. eBay real estat is a little known secret that can be your source for where hot properties are selling and what kind of properties are selling. Some people say that locating a source of properties is the difficult part. Here are some of the best places to look:
Newspapers — my favorite Saturday morning past time is reading the local las Vegas Review Journal whilst enjoying my first cup of coffee…it is my first make ten thousand activity of the day! I say that boldly because that is exactly what happened. I saw an ad by a fsbo, called him, locked up the deal, and assigned it for a ten thousand dollar check from the buyer! How simple is that! You can see more at my blog, Maria Gudelis. So go out and buy a local newspaper where you would like to find property (weekend papers are typically the best for this). Go through the “Homes for Sale” section and circle any ad that says “For Sale By Owner” (FSBO), “Owner Financing Available,” or anything close to either one of these.
Now, go through the same paper looking at the rental section and circle any ad that lists a phone number that is in a different area code than the property. The reason for this one is that often an absentee landlord can be a very motivated seller. Now call that person and simply ask if they are willing “to accept a full price offer if they can leave their existing mortgage in place for a few years”. You can also use an online foreclosure company — there are many of these available. Some are free; some charge for information. Go to your favorite search engine like google or yahoo and type in the words real estate foreclosure listings and start finding properties. You click on a state where you would like to find property and a picture of the state appears.
